June 2025 Central Texas Real Estate Market Update: What Buyers and Sellers Need to Know

Inventory Tightens Across Travis, Hays, and Williamson Counties
This month, we saw a noticeable drop in new listings across all three major counties:
- Travis County: 494 new homes (down 7%)
- Hays County: 163 new listings (down 8%)
- Williamson County: 341 new homes (down 11%)
This tightening inventory means more competition for buyers and fewer options on the market.
Closings and Contracts Signal a Cooling Market
Closings also dipped:
- Travis County: 315 homes sold (down 2%)
- Hays County: 155 closings (down 7%)
- Williamson County: 262 closings (down 19%)
Homes under contract and pending sales followed the same trend, with significant drops in Hays and Williamson counties. Many buyers are taking a “wait and see” approach, likely due to current interest rates.
Price Reductions and Expired Listings: What’s Changing?
Price reductions remain common, but the rate of decrease is slowing:
- Travis County: 995 price drops (down 3%)
- Hays County: 295 (down 10%)
- Williamson County: down 14%
Sellers are adjusting expectations and pricing homes more realistically. Expired and withdrawn listings are up in some areas, especially Williamson County, where expired listings jumped 54%. This suggests some sellers are struggling to find buyers at their desired price points and are choosing to wait for better market conditions.
